As we all dust of the snow that’s been falling, I’m going to dust off this blog and be more active. It was also a New Year’s Resolution to do more writing, and this is one I can probably keep! I’ll spare everyone the recap of 2008 since it was a year most people probably want to forget, but things should be looking up in 2009.
December saw a total of eight sales closed (according to MRED MLS which may not include FSBO sales) ranging from $100,000 to $625,000, which just goes to show the wide range of property available here in Warrenville. Six of the homes sold in December were for less than $200,000.
Five single family homes sold with an average sale price of just over$262,198. The three attached homes sold for an average price of $150,167. While Warrenville still hasn’t seen the dramatic price drops some areas have, the average market time for the homes that sold in December was 229 days (7 ½ months).
As of today, Jan 9th, there are 13 homes under contract with an average list price of $161,715. Seven are Attached homes and six are Single Family Homes. Additionally there are 128 homes in Warrenville currently listed in the MLS at an average list price of $285,198.
